Most pre-list advice optimises for the appraisal. The appraisal is not where the money is won or lost.
There is no useful answer to “what adds value.” Asked cold, about no particular house, it produces a list of projects and a national average — and a national average applied to your specific home is how pre-list budgets get spent in the wrong place.
There is a useful question, though, and it sorts almost everything: does this stop a buyer, or does it merely fail to impress one? Things that stop a buyer end the showing. Things that merely fail to impress cost you nothing you can measure. Most pre-list money is spent entirely in the second category, on projects that were genuinely nice and changed nothing.
